Information we collect

When you send the contact form we receive what you type (usually your name, email address and message). Contact messages are delivered to us by email through Web3Forms, a form-processing service. We use the information to reply to you and to send what you asked for.

The newsletter is run on beehiiv, an email newsletter service. The signup form on this site is beehiiv’s: it loads from their servers when a signup form is on or near your screen (straight away on the home and newsletter pages), and the email address you enter is stored by beehiiv, which sends the newsletter for us. If you join, we will email you the weekly newsletter: strategies, asset classes and markets worth watching, and lessons from the podcast. Every email includes an unsubscribe link, and you can also ask us to remove you at any time.

beehiiv sets cookies on this site to record how you arrived (for example from a search or a link; kept for 30 days) and, once you subscribe, that you have subscribed (kept for a year, so the form is not shown to you again). beehiiv may also run automated checks to keep bots off the list. beehiiv handles this information under its own privacy policy.

Audio, video and embedded media

Episode audio is hosted by Buzzsprout and streams from their servers when you press play. YouTube videos load only when you click play, using YouTube’s privacy-enhanced (youtube-nocookie.com) player. Those providers may log technical information such as your IP address under their own privacy policies.

Analytics and local storage

We use Google Analytics to understand how the site is used: which pages are visited, how visitors arrived (for example from a search or a link), which buttons and links are used (such as play, subscribe and join), the device and browser, and approximate location (country and city, worked out from the IP address). It does not tell us your name or email address, and we look at it as totals and trends. Google Analytics sets cookies on this site (_ga and one starting _ga_) so it can tell a returning visitor from a new one; they last up to two years. Google handles this information under its own privacy policy (see how Google uses information from sites that use its services), and you can turn Google Analytics off in your browser with Google’s opt-out add-on. We do not sell personal information.

The site stores a few things in your browser, and none of them are sent to us: your light or dark theme choice, so it can remember it on your next visit; if you close the newsletter bar, when you closed it, so it stays closed for 30 days; and, only if you tick “Remember my numbers on this device” in the rental arbitrage calculator, the numbers you entered (“Clear saved numbers” removes them).

If you use the Real Estate Exam Prep practice tool, it saves your current practice session, a short history of your results and the questions you missed in your browser’s local storage on your device. That data is not sent to us. You can delete it with “Clear my study data” in the tool or by clearing this site’s data in your browser. If you choose to report a question, the report goes through Web3Forms with the question’s ID and version, where you opened the report (study, mock or review), the page address and the message you write.

Third-party services

The community is hosted on Skool, guest interviews are scheduled through Calendly, investor-list signups for Kaizen Properties are collected through Monday.com, and our apps are distributed through Apple’s App Store. Information you give those platforms is governed by their own privacy policies.
